The CEO Fund is a Miramar, Florida based mortgage note fund, managed under Le Groupe Deauville Ventures LLC, and structured as a Reg D 506(c) pass-through vehicle for accredited investors.

Our story

Over a decade of buying notes, not properties

The CEO Fund started with a simple thesis. Mortgage notes deliver everything an accredited investor wants from real estate, without the tenants, toilets, or tiles. Since inception the team has purchased more than 500 loans across 50+ states, spanning multifamily, single-family, mobile home parks, commercial real estate, tax liens, and small business loans to general contractors.

We underwrite each note against the collateral property, negotiate direct with sellers and borrowers, and hold performing paper for quarterly cash flow. Non-performing notes are resolved through modification, reinstatement, or foreclosure, always with the real estate as the ultimate backstop.
